SOUTH LAKE TAHOE RENTAL POLICIES
               1621 Thunderbird Drive, South Lake Tahoe, CA 96150

THIS AGREEMENT (herein Form), between the Vacation Rental Guest (herein Guest) and Owner, is made in the City of South Lake Tahoe, County of
El Dorado, State of California.  This Form must be accepted by the Guest as “agreed to” and such acceptance shall be on file with the Owner prior to
the release of keys to the Guest.

1.  CHECK IN-TIME IS AFTER 4 p.m. PST AND CHECK-OUT IS 11 a.m. PST.  This agreement does not create a tenancy or residence.  You must
depart at the appropriate time.  
2.  This is a NON SMOKING HOME.
3.  No Pets are allowed without prior approval by the owner.  Evidence of a pet found in the home during your stay could be grounds for immediate
eviction and NO refunds of rent.  You will be charged the cost of cleaning the carpets and furniture and for any damages caused by the pet.
4.  DAMAGE RESERVATION DEPOSIT – A damage/reservation deposit is required and will reserve your dates, but may be made higher due to special
circumstances.  This must be received within 24 hours of booking the reservation.  We will deposit the security deposit upon receiving it OR charge
your credit card.   The deposit automatically converts to a security/damage deposit upon arrival.  The deposit is NOT applied toward the rent;
however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to home or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, excessive noise, disorderly conduct, vandalism, overcrowding, pets, or collection of rents, or services
rendered during the stay
c. Key to the door in the garage, garage door opener, swimming pool room key are left on the kitchen counter and home is left locked.
d. All charges accrued during the stay are paid prior to departure.
e. No undeclared large events, such as weddings, receptions or lame parties of any kind.
f. No linens are lost or damaged.
g. No early check-in or late check-out without prior approval.
h. The renter is not evicted by the owner or (representative of the owner) or the local law enforcement.

5.  PAYMENT – An advance payment equal to 50% of the rental rate is required sixty (60) days before arrival and ninety (90) days before arrival on
holiday reservations.  The advance payment will be applied toward the rent.  We accept credit card or you may make payments in the form of traveler’
s check, bank money orders, cashiers check, or personal check payable to Consuelo Lumanta.    Personal check return will have a $25 service fee
charge.  The advance payment is not a damage deposit.  The BALANCE OF RENT, TAX and CLEANING FEE is due thirty (30) days before your
arrival date.  The balance of rent is due 60 days before your arrival date on holiday reservations.
6.  MAXIMUM OCCUPANCY AS PER VACATION RENTAL ORDINANCE – The maximum number of guests is printed on your reservation form.  Over
occupancy will result in immediate eviction from the rental with no refund of rent.

7.  PARKING - The maximum number of vehicles of overnight occupants is printed on your reservation form.   The vehicles must be parked in the
garage and/or on site or immediately in front of the vacation home.  During the snow season, numbers of cars that can park in the driveway is not
guaranteed.  If snow removal is in progress, street parking is not permitted by local ordinance.  
8.  NO PARTIES OR ANY DISTURBANCES DISRUPTING THE PEACE IN THE NEIGHBORHOOD AT ANY TIME OF DAY OR NIGHT.
9.  TRASH - Trash and refuse shall not be left or stored on the exterior of the property at anytime.  Trash and refuse must be placed inside the brown
bin and or bear box located outside the property.  
10.  THIS PROPERTY REQUIRES A TWO NIGHT MINIMUM STAY.  Longer minimum stays may be required during holidays, peak season and
weekends.                                                       
11.  HOUSEKEEPING SERVICE - While linens and bath towels are included in the home, daily made service is not included in the rental rate; however
it is available at additional rate.  We do not permit towels or linens to be taken from home.
12.  RATE CHANGES - Rates subject to change without notice.
13.  FALSIFIED RESERVATIONS – Any reservations obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or
rental money and the party will not be permitted to check-in.  
14. SWIMMING POOL/ AMENITIES – Children under 16 have to be supervised by adults when using the steam room, Jacuzzi baths hot tub, sauna and
pool table.  Sled/toboggans are not provided by the vacation homeowners.  These items were brought by previous renters.  You may use it at your
own risk.  Safety of children is the sole responsibility of the accompanying adults.   Owners waived any responsibility and liability for any accidents
which may arise from use of the swimming pool, sleds/toboggans,   steam room, sauna, Jacuzzi baths, hot tub, and pool table.  In addition, owners
waived responsibility for any accidents which may arise due to snow, ice and any other hazardous condition, negligence by guests or any other
member of their party.
15.  SECURITY – Always lock the doors when you leave.  Lock your automobile and put away rental equipment.  When you lease a home, you assume
full responsibility for it and its contents, as well as your personal property.
16.  TELEPHONES – There is a telephone line that allows unlimited calls anywhere in the United States.
17.  MAINTENANCE AND REPAIRS –   In the event of breakdown, we will make every effort to repair it as soon as possible after being notified of a
problem.  We cannot guarantee that spas, televisions, fireplaces, appliances, internet access, etc. will not breakdown during your stay and therefore,
no refunds or adjustments made for any other unexpected situation beyond our control such as bugs, rodents, weather and the like.
18.  SUPPLIES – Upon arrival you will find a soaps, toilet paper, paper towels, coffee, tea, cream and sugar as starter.  You may want to bring or plan
on locally purchasing additional supplies to last your entire stay.
19.  FIREPLACES – There are gas fireplaces in the property.  An on/off switch is used to turn them on.  Please do not open the fireplace damper.  Do
not burn anything in the fireplace.  
20. AIR-CONDITIONERS- Air conditioners are turned off during winter season thru fall season. It is not operational during this time of the year. It is
operational from June 15 thru Sept 15.

21. HOT TUB – No children under the age of 12 permitted in hot tubs at any time.  When using the hot tub, remember there is a certain health risk
associated with this facility. Use at your own risk.  
DO NOT STAND ON THE HOT TUB COVERS.  Hot tub covers are for insulation purposes and are not designed to support a person or persons.  They
will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
22.  VACATION RENTAL ORDINANCE:  Guest is hereby made aware of the Vacation Rental Ordinance currently enforce in South Lake Tahoe.  Any
violation of that Ordinance which results in the issuance of Notification of Violation by any authority thereof shall results in the immediate eviction of the
Guest, the forfeiture of all moneys collected and an additional assessment of $550.00 to the Guest.  This ordinance may be viewed and printed it its

23.  LEGAL JURISDICTION:  In the event of any legal action whatsoever, made by either Owner or the guest (and/or any member of their party),
arising from this reservation, it is hereby agreed by these parties that the courts of proper jurisdiction in these matters shall be those located in the
City of South Lake Tahoe, for El Dorado County, California
24.  DISSATISFACTION WITH THE HOME:  If the rental home is found unsatisfactory upon arrival.  You must notify us immediately. 1.) We will make
any reasonable attempt to rectify the problem with home you are in; 2.) We will move you to another home, if one is available.  Charges for any re-
stocking, cleaning and/or repairs required as a result of your entering the unit will be charged to your credit card.  If you stay in the unit longer than 2
hours without notifying us of your dissatisfaction, we will and only option 1.) Above will be available to you.  
25.  HOLD HARMLESS DUE EVENTS THAT ARISE FROM NATURALLY OCCURING HAZARDS AND UNFORESEEN AND/OR UNPREDICTABLE
OCCURENCES.  Guest is hereby alerted to the fact that certain hazards, and unforeseen and/or unpredictable occurrences are inherent with
geographical location of the Tahoe Basin, including but not limited to those that arise from weather, altitude and/or being the natural habitat of wild
animals.  It is the guest responsibility to familiarize themselves with such possible occurrences.  Further, Owner shall not be held responsible for any
latent defects within or without the rental property that are beyond the scope of a diligent search for such defects.  Guest agrees to hold Owner and/or
its staff harmless in the event of any damage or injury to self or property, or to any additional persons staying with the Guest during this rental  or
another person whomsoever in connection with the rental  of the property that results from accident, injury, any effects of snow, ice, flood, defective
construction, fire theft, injury caused by contact with animals, and the like   Owner also shall not be liable for any error of judgment or for any mistake
of fact or law, or for anything which it may do or refrain from doing hereunder, except cases of willful misconduct, or gross negligence.
26.  STORM/POLICY/ROAD CONDITIONS.  No refunds will be given for storms.  Mountain roads can be curvy and steep.  Gravel Drives are well
maintained, however we do not refund due to road conditions.  We highly recommend four wheel drive and/or chains during the snow months.  
27.   WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in
advance.

28.  CANCELLATION POLICY ON NON-HOLIDAY RESERVATION – A sixty (60) days notice is required for cancellation.  Cancellations that are made
more than sixty (60) days prior to the arrival date are subject to $175 administration fee.  Cancellations or changes that result in shortened stay, that
are made within (60) days of the arrival date, forfeit the full advance payment and damage/reservation deposit.  Cancellation or early departure does
not warrant any refund of rent or deposit.  Reservation made within 60 days of check-in is subject to our 60 day cancellation policy! No refunds on
cancellation within 60 days at anytime within that time period.  No cancellations are acceptable due to circumstances beyond our control, inclement
weather, or non-working hot tubs.
CANCELLATION POLICY ON HOLIDAY RESERVATION – A ninety (90) days notice is required for cancellation.  Cancellations that are made more
than ninety (90) days prior to the arrival date are subject to $175 administration fee.   Cancellations or changes that result in shortened stay, that are
made within (90) days of the arrival date, forfeit the full advance payment and damage/reservation deposit.  Cancellation or early departure does not
warrant any refund of rent or deposit.  Reservation made within 90 days of check-in is subject to our 90 day cancellation policy! No refunds on
cancellation within 90 days at anytime within that time period.  

Purchase Travel Insurance - In a perfect world, you've found the vacation home that suits you, and nothing could possibly go wrong. This is the
easiest and most critical step to skip when renting. Travel insurance just isn't for natural disasters occurring during your stay it also applies to medical
emergencies and unforeseen problems arising, such as having to cancel your trip early. Insurance will usually run you approximately 4 to 10 percent
of your overall trip fee, but we definitely recommend purchasing a policy.

I HAVE READ AND APPROVE THIS ENTIRE CONTRACT AND AGREE THAT I AM RESPONSIBLE FOR ALL OF THE ABOVE RULES.  I AGREE TO BE
RESPONSIBLE FOR ALL DAMAGES CAUSED BY MY PARTY.
